1. By making a reservation/booking with us you agree to the following which will form a contractual Rental Agreement in relation to your holiday rental: 

  2. That you are aged 18 years or over and will pay us by Bank Transfer, card payment via Stripe or via Pay Pal in GBP. 

  3. To pay a deposit to reserve the days that you have requested in your booking. The deposit will be 25% of the full amount due for your stay. 

  4. To pay in full by 56 days before your due arrival date. Your booking is not secured until we have received full payment. Should we not receive full payment by the required date we will deem the booking to be cancelled and re-advertise the time previously set aside for you. See our Cancellation Policy below for refunds. 

  5. We are not able to offer any refund should you find that you are delayed in arriving or unable to reach or make your onward journey from the cottage, but we will try our best in assisting you locally. 

  6. If we find that we cannot accommodate you on your booked dates we will provide any refund due and endeavour to find alternative comparable accommodation for you locally but cannot accept liability for any additional charges which may result from this. 


  1. By making a reservation/booking with us you agree to the following Terms, Conditions & House Rules regarding your holiday rental in our property. In relation to these conditions: 

  2. We are the “Owners”
    The Old Stable (our cottage for holiday let) is the “Property”
    You (and any of your party staying in our property) are the “Holidaymaker”. 

  3. The Holidaymaker shall be entitled to occupy the property for holiday purposes only and this agreement shall not confer on the Holidaymaker any security of tenure within the terms of the Housing Act 1988 (the holiday let is deemed to be an excluded tenancy). The Holidaymaker will:

    1. Pay the rent at the times and in the manner aforesaid. 

    2. Keep the interior of the Property in a good, clean and enjoyable state and condition and not damage or injure the Property or any part of it. 

    3. Yield up the Property at the end of the holiday let in the same clean state and condition it was in at the beginning of the holiday let (reasonable wear and tear and damage by insured risks excepted). 

    4. Maintain at the Property and keep in a good and clean condition all of the contents of the Property as listed on the Inventory, if any, and to replace, repair or cleanse any item(s) which become broken or damaged during the holiday let.

    5. Not make any alteration or addition to the Property nor to do any redecoration or painting of the Property. 

    6. Not do or omit to do anything on or at the Property which may be or become a nuisance or annoyance to any other occupiers of the property or owners or occupiers of adjoining or nearby premises or which may in any way prejudice the insurance of the Property or cause an increase in the premium payable. 

    7. Not use or occupy the Property in any way whatsoever other than as a private holiday residence for a maximum of 3 persons plus an infant able to sleep in a cot. 

    8. Not assign, sublet, charge or part with or share possession of occupation of the Property or any part thereof. 

    9. Allow the Owner or anyone with the Owner's written permission to enter the Property at reasonable times of the day to inspect its condition and state of repair, and carry out any necessary repairs and inspections, provided the Owner has given reasonable prior notice (except in the even of emergency) 

    10. Provide the Owner with a forwarding address when the holiday rental comes to an end. 

    11. Read, understand & abide by these Terms, Conditions, House rules and guidance on the Property and grounds (supplied here, via our website and in the Visitors Information Pack left in the Property) to understand how to look after & have an enjoyable stay in our Property.

    12. Not park so as to obstruct access by foot or vehicle to the Owner’s house, High Barns. 

    13. Remove all rubbish (see YOUR STAY on our website) and all personal items (including the Holidaymaker's own furniture and equipment) from the property before leaving. 

    14. Lock all doors and windows before leaving the Property and if you go away from the Property during the period of your holiday rental. 

    15. Not flush nappies, wipes, kitchen towels, medication or strong chemicals through the w.c’ s (our private waste water system could be blocked and seriously damaged by doing so). 

    16. Not waste the private water supply and to use water sparingly, particularly in periods of dry weather. 

    17. Not smoke inside the Property. 

    18. Not access any part of the adjoining gardens other than that shown on the attached plan.

    19. Report any faulty item in the Property as soon as it becomes apparent. A breakdown in the heating, water supply or power will be treated as an emergency and the Owner will endeavour to source repair tradespeople within normal working hours and restore the affected service as quickly as is reasonably possible. A failure in the internet connection, tv or small domestic items will not be treated as urgent but the service will be re-instated as soon as is practicable and economically feasible, if possible, within the period of the holiday let. 

    20. Note that the Owners do not ask the Holidaymaker to make a deposit to cover contributions to any potential damage which they may cause during the holiday let. The Owner expects the Holidaymaker to act responsibly and with care in and on the Owners Property. The Owners reserve the right to charge for breakages and excessive cleaning in and on their property as a result of the Holidaymakers rental. 

    21. One small to medium sized dog is permitted to stay. The Holidaymaker must keep their dog under control at all times and ensure that the dog is not left alone in our Property,
      stays downstairs, is not allowed on furniture, is on a lead when in the garden and yard (these are not fully enclosed) & does not cause worry or harm to people animals or birds. 

    22. The Holidaymaker will be responsible for the costs of repairing any damage done and any extra cleaning required as a result of their dog's stay at our Property. 

  4. Any breach by the Holidaymaker of the requirements set out here and on the whole of the Owners website will be regarded as a cause to terminate the holiday let immediately and without reimbursement to the Holidaymaker.

  5. Subject to the Holidaymaker paying the rent and performing his/her obligations under this Agreement the Holidaymaker may peaceably hold and enjoy the Property during the term without interruption from the Owner or any person rightfully claiming under or in trust for the Owner. 


  1. The Owner will insure the property and the contents of the property which belong the Owner but not those belonging to the Holidaymaker whose belongings, vehicles, cycles etc are left and used at the Property at their own risk. 

  2. Any damage to or loss of any of the Holidaymaker’s belongings, vehicles, cycles etc during travel to and from the Property is also at the Holidaymaker’s risk. 

  3. In the event of damage to or destruction of the Property by any of the risks insured against by the Owner the Holidaymaker shall be relieved from payment of the Rent to the extent that the Holidaymaker’s use and enjoyment of the Property is thereby prevented and from performance of its obligations as to the state and condition of the Property to the extent of and so long as there prevails such damage or destruction (except to the extent that the insurance is prejudiced by any act or default of the Tenant). 

  4. All references to the singular shall include the plural and vice versa and any obligations or liabilities of more than one person shall be joint and several (this means that they will each be liable for all sums due under this Agreement, not just liable for a proportionate part) and an obligation on the part of a party shall include an obligation not to allow or permit the breach of that obligation.


We will not share your personal information with anyone except if we are required to do so for legal reasons. 


We will refund you if you cancel before your due arrival date:

  • Refund of your deposit less 10% of the full payment due if you cancel up to 56 days before your due arrival date

  • 50% refund of the full cost of your holiday let if you cancel up to 28 days before your due arrival date

  • 10% refund of the full cost of your holiday let if you cancel up to 14 days before your due arrival date

  • thereafter a refund will only be made if we have been able to let to others for the period for which you have cancelled.

Please note that refunds will be subject to the timescales which apply to the payment method you have used and could take several days to return to your account.
